Senior Construction Manager

 

RESPONSIBILITIES

  • Provide extensive pre-construction input into project design prior to execution including drawing review, design input, pre-construction budgeting and scheduling; 
  • Prepare a detailed construction budget including take-offs and estimating as required;
  • Monitor the construction budget on a regular basis and record the cost changes that affect the original budget;
  • Prepare a detailed construction schedule, and monitor milestones to ensure adherence;
  • Prepare detailed scopes of work, and then tender out all components of work, prepare recommendations for approvals, and prepare all contracts;
  • Assume full responsibility for the execution of each project to which he/she is assigned, including direction of the Site Superintendent and other labour forces;
  • Manage all subcontractor and suppliers to ensure quality control, cost control and schedule;
  • Manage the turnover of homes to the homebuyers, including creating a turnover schedule, managing the appropriate personnel to perform orientations, and ensuring homes are deficiency free at completion;
  • Contribute to a culture of improvement by actively participating in the improvement of company policies and procedures as well as providing  mentorship to junior colleagues for their career growth;
  • Develop and implement companywide safety plans adhering to zero tolerance for dangerous safety infractions at all times as well as manage and liaise with Worksafe BC officers.

 

QUALIFICATIONS

  • A minimum of 10-years of related construction management experience is a requirement;
  • Experience in building any combination of townhomes, 4-storey or 6-storey wood frame buildings;
  • Proven ability to lead, manage, and mentor a team of 5 – 10 people plus project trades, and consultants;
  • Although not a requirement, related post-secondary education is an asset;
  • Experience working in the Greater Vancouver market is a preferred;
  • Familiarity with Microsoft Projects, Auto CAD, MS Excel and Timberline;
  • Excellent communication, organization, time management, presentation and interpersonal skills;
  • Must display a strong work ethic and an interest in multi-family residential development;
  • Experience in contract administration, contract shop drawing review and relevant document management;
  • Strong working knowledge of local residential/commercial construction practices;
  • Has high level of personal and professional integrity;
  • Valid BC driver’s license;
  • Open and approachable team player with a positive attitude.

SITE SUPERINTENDENT - WOOD FRAME

 

RESPONSIBILITIES

  • Provide extensive pre-construction input into project design prior to execution including participation in project budgeting, bid award processes and pre-construction scheduling;
  • Review all project plans, specifications, and contractor’s project contracts to monitor any trade coordination issues and completion of work;
  • Effectively manage all site based documentation in adherence to company accounting procedures;
  • Supervise the activities of all trades and trade persons on site, minimizing costly re-work or deficiencies, all work to be completed with optimum quality and on schedule;
  • Work with the customer care team to obtain unit and common area sign off of all deficiencies;
  • Achieve municipal clearance acquiring all final documents as required for final occupancy and turnover including all unit and common area sign-offs;
  • Conduct weekly site meetings;
  • Contribute to a culture of improvement by actively participating in the improvement of company policies and procedures as well provide mentorship to junior colleagues for their career growth;
  • Control and monitor labour, material and equipment expenses.  Assist in the preparation of the monthly cost forecasting summaries;
  • Coordinate all required municipal inspections;
  • Maintain a neat and tidy site office and meeting room;
  • Manage and model site safety adhering to zero tolerance for dangerous safety infractions at all times as well as manage and liaise with Worksafe BC officers.

     

    QUALIFICATIONS

  • A minimum of 10-years of construction superintendent experience is a requirement;
  • Experience in building any combination of townhomes, 4-storey or 6-storey wood frame buildings;
  • Proven ability to lead and manage a  site staff as well as trades and consultants;
  • Related post-secondary education is an asset;
  • Experience working in the Greater Vancouver market is a preferred;
  • Familiarity with Microsoft Projects, Auto CAD, MS Excel and Timberline;
  • Excellent communication, organization, time management, presentation and interpersonal skills;
  • Must display a strong work ethic and an interest in multi-family residential development;
  • Strong working knowledge of local residential/commercial construction practices;

construction project coordinator / estimator

 

RESPONSIBILITIES

  • Management of the tender process - preparing scopes of work and tender packages, contacting qualified bidders, managing the tender responses and contributing to the evaluation of bids received;
  • Administration of all project documentation including contracts, change orders, shop drawings, site instructions, project drawings, and other general correspondence;
  • Regular participation in site, client, project planning and trade meetings;
  • Diligent record keeping in order to facilitate smooth information flow; and
  • A wide variety of additional tasks associated with construction of large residential developments.

 

QUALIFICATIONS

  • At a minimum, 3 to 5-years of construction experience is a requirement;
  • Previous experience in multi-family development is an asset;
  • Excellent communication, organization, time management skills, presentation and interpersonal skills;
  • Ability to perform a detailed quantity take-off;
  • Experience in contract administration, contract shop drawing review and relevant document management;
  • Familiarity with Microsoft Projects, Auto CAD, MS Excel and Timberline;
  • Ability to read technical drawings for the purposes of document control, cataloging and referencing;
  • Experience in construction and conceptual estimating/budgeting;
  • Understanding and experience in project tendering, project scope reviews and mark-ups and project scheduling;
  • Strong working knowledge of local residential/commercial construction practices;
  • Has high level of personal and professional integrity;
  • Valid BC driver’s license;
  • Open and approachable team player with a positive attitude.
